And if your event is in Boston, the rules are very specific.

Before we go any further, please understand this: every city and town in Massachusetts operates differently. What we’re outlining here is based on our experience working across the state. You should always confirm directly with your local building and fire departments.

Boston Tent Permit Requirements

Boston is the most specific and strict municipality we work in. If your event is in Boston, permitting is required.

In Boston, all tents require a building permit, no matter what size. There are no exemptions for small tents. Every tent that goes up in Boston must go through the Building Department.

In addition to the building permit, a fire permit is required if:

  • The tent is over 400 square feet
  • There are more than 49 people under the tent
  • There are more than four 10×10 tents connected in a row
  • Aggregate tent space exceeds 700 square feet
  • Note: Tents are placed less than 12 feet apart are considered one tent

Permits in Boston take time. A minimum of three weeks is typically required, and it can take up to a month or more depending on the scope.

If your event is serving alcohol, architectural drawings are required for both the building and fire permits — except for private events on private property. If drawings are required, the building permit timeline increases significantly. Those reviews take time. Please note that you will need to hire an architect to handle these drawings, if they’re required.

Another important detail: if your installation happens on a weekend or after hours on Friday, inspections must be scheduled after hours. Boston charges substantial fees for after-hours inspections – typically about $950. This is something to plan for early!

Boston always requires that we, as the tent company, pull the permits. Clients cannot pull Boston tent permits themselves.

If heaters are involved, there are additional requirements. We can provide heater rentals, but we cannot hook them up. Electrical connections must be completed by a licensed electrician. Propane connections must be handled by a licensed plumber. We do not provide propane.

In Boston, you will typically need a temporary heat permit, a propane storage permit, a licensed plumber for propane connections, and a licensed electrician for electrical connections. This is not meant to scare you. It’s meant to prepare you!

Outside of Boston, most Massachusetts towns follow a general rule: any tent over 400 square feet requires a permit.

That applies whether the event is residential, corporate, or public. Most towns do not differentiate between backyard parties and corporate events when it comes to structural safety, BUT it is important to ask your city or town as some do not require permits. Unfortunately, there is not a straight answer!

When you contact your municipality, be prepared to provide:

  • Tent size
  • Whether you will have sidewalls and or lighting
  • Guest count
  • Whether heaters are being used
  • Type of property (residential, commercial, public space)

Most towns require either a building permit, a fire permit, or both. Some towns are very strict. Others are more flexible. Some allow homeowners to pull permits. Others now require that the tent company handle the submission directly.

Permitting has become stricter across Massachusetts in recent years. We are seeing more towns require that licensed tent companies submit documentation on behalf of clients.

Because regulations vary so widely, please check with your local municipality. This article reflects what we see from experience, but your city or town makes the final determination.

How We Handle Tent Permits

  • Boston-specific flame certificates renewed annually
  • CSL licensing + G28 licensing
  • Workers’ compensation insurance

You may have the option to pull your own tent permit in certain towns. However, many municipalities are now requiring that the tent company handle everything directly. Boston always requires us to pull the permit. If we handle the permit process for you, our administrative fee is $250, and then we pass along the town’s permit fees separately. This includes us handling everything on your behalf, with the exception of property specific details that we do not have control over (ex. septic plans). Our permitting department gathers documentation, submits applications, coordinates with building and fire departments, and schedules inspections when required.

Even with our experience, we still advise clients to confirm requirements directly with their local building and fire departments. Policies can change. Inspectors can interpret rules differently. It’s always best to verify.
